I've been painting rental properties for 20 years. .

A few years back, a property manager friend was quoted $3,800 to refinish a 12-door kitchen. The cabinets were solid wood, structurally fine, just dated. She needed them white and clean for the next tenant — not a magazine spread.

High-end refinishers wanted to spray, glaze, add soft-close hardware, and charge luxury-home prices. She just needed them white, fast, and durable.

So I did it myself. Sanded them down, primed properly, two coats of cabinet-grade paint. Took two days. Cost her $1,100 bucks. The kitchen looked great.. She put it back on the market and had it rented in a week.
